Oxclose Farm, Halfway, Sheffield

This 72 acre site on Rotherham Road, Halfway in Sheffield was purchased by HLM in 1993.

Following an initial refusal, planning permission was granted on appeal in 1994 for a 75,000 square foot food retail store and petrol filling station on 12 acres of the site, which was subsequently developed by Morrisons Supermarkets Limited.

Following negotiations with Yorkshire Water Services Limited the adjacent Holbrook Waste Water Treatments Works was closed, and the removal of the plant facilitated the grant of outline planning consent in 1999 for 24 acres of land for 78 new homes, a dedicated area of landscaping and art features, and an Elderly Persons Clubhouse which were completed by Henry Boot Homes and David Wilson Homes during 2001 to 2004 to the north of the supermarket.

Arnold Laver acquired the former Holbrook Waste Water Treatment works and 4 acres of HLM's land and developed their National Production Centre and a Call and Collect facility.

A further 12 acres of land to the south of the supermarket was sold to David Wilson Homes in 2003 for the development of 188 homes, which was completed in 2007.

Planning permission was also granted on an additional 2 acres of residential land in 2006 for 34 new houses and apartments. This land was sold to Taylor Wimpey in 2007. Development is well underway.

HLM's remaining 26 acres of land has the benefit of an extant detailed planning permission for industrial and office development.

However as a result of the residential development that has occurred in the locality it is believed that the remaining land may be better suited to residential or retail use.
