HALLAM LAND MANAGEMENT SUBMIT PLANNING APPLICATION FOR 700 HOMES, EMPLOYMENT LAND, HEALTH FACILITY AND OTHER USES IN BUCKINGHAM

Hallam Land Management, the strategic land arm of the Henry Boot Group, have submitted an outline planning application to Aylesbury Vale District Council relating to 31.52 hectares of land to south of the A421 and east of the A413 in Buckingham. The application was validated on 30th September 2008 and proposes a sustainable mixed-use urban extension described by the Local Authority as "Comprehensive development of land comprising of 700 new dwellings including affordable housing, primary school, employment land, healthcare, outdoor play space, changing pavilion, landscaping and creation of drainage detention basin and highway, cycle and pedestrian provision".
The proposal would provide a high quality and broad mix of affordable and market housing with public transport, walking and cycling access to local facilities and employment areas, complemented by the employment, recreational and health facilities proposed on site. The primary school on-site and highway improvements off-site would help to ensure that the local infrastructure can manage the needs of the resulting development and local area. The plans for the new properties are likely to go before the Council`s planning committee in early 2009.
Nick Duckworth, Regional Director, commented "The proposal provides for much needed affordable housing as well as housing required for population growth within targets set by Central Government. We aim to ensure that the development will be a well designed and beneficial addition to Buckingham as a whole".
RESOLUTION TO PERMIT OUTLINE PLANNING PERMISSION FOR 100 DWELLINGS AT CHUDLEIGH, DEVON

Hallam Land Management, the strategic land arm of the Henry Boot Group, has successfully obtained a resolution to permit outline planning permission from Teignbridge District Council for up to 100 dwellings on land at Old Way, Chudleigh. This residential scheme sits on 3.12 hectares of land south of the town centre and forms an L shaped parcel located immediately adjacent and to the south west of housing at Twindle Beer and Beechwood Road. The development will consist of a variety of dwelling types and sizes, 40% of which will be affordable homes comprising a mix of social rented and shared ownership.
The layout will make the most of the topography of the site and an important aspect of the proposal is the maintainanca of a significant buffer from the existing mature hedgerows forming the south eastern and south western boundaries in order to protect and maintain their value as foraging and commuting corridors for bats.
Speaking on behalf of Hallam Land Management, South West Regional Director, Nick Duckworth said, "I am delighted that we have obtained a resolution to permit for this scheme which will deliver much needed family housing for the people of Chudleigh".
MAJOR HOUSING DEVELOPMENT ON 32 ACRES IN MANSFIELD

Hallam Land Management the strategic land subsidiary of Henry Boot plc, have received the planning green light from Mansfield District Council for 259 new homes on its 32 acre site at Rushpool Farm, Sandlands Way, Mansfield.
The exciting new scheme will provide a variety of property styles from detached, semi-detached and terrace houses as well as a number of apartments. The development will offer flexible mixed accommodation with 1, 2, 3, 4 and 5 bedroomed designs built on a 1, 2, and 3 storey basis, providing a choice for all sectors of the housing market.
The scheme is made up of two distinct areas, one a traditional housing development of 233 properties and the other a farmyard complex of three courtyards comprising of 16 houses and 10 bungalows.
The plans include landscaping features blending in new hedge planting with existing fauna, along with footpath and cycle links. The overall scheme is completed by a large public open space area which splits the two distinctly separate housing developments.
The residential development will complement Hallam's district centre scheme on Sandlands Way, already under construction, which comprises a public house/restaurant facility, fast food operator and several other retail units.

RESOLUTION TO PERMIT PLANNING PERMISSION GRANTED FOR 214 DWELLINGS AT WORCESTER

Hallam Land Management, the strategic land arm of the Henry Boot Group, has successfully obtained a resolution to permit outline permission from Worcester City Council for 214 dwellings at Earls Court Farm. The 11.63 hectare site is approximately 3km to the west of Worcester City Centre, abutting the residential district of Dines Green and opposite the new Grove Farm Business Park.
40% of the 214 dwellings will be affordable and consist of a mix of social rented and shared ownership homes. The development will include a variety of dwelling types and sizes ranging from single-bed apartments to five-bedroom family houses.
In addition to new signage and improved maintenance of the nearby scheduled Ancient Monument, the scheme will also provide improved youth facilities at the Oldfield Road Play Area.
The Earls Court Farm site was allocated for residential development in the City of Worcester Local Plan 1996-2011 and, following Hallam Land's close liaison with the City Council and an extensive period of public consultation, a Development Brief was adopted by the Council earlier this year as a Supplementary Planning Document.

OUTLINE PLANNING PERMISSION RECIEVED FOR RETIREMENT COMMUNITY IN ST ALBANS

Following a three-day public inquiry in January, Hallam Land Management Limited, the strategic land subsidiary of Henry Boot PLC, and Blanchworth Care, the residential care home operator, have received Government approval for the development of an 8-acre retirement community on King Harry Lane in St Albans.
Plan for the land, which has been disused since July 2002, will see the creation of a 40-bed care home with community facilities including a swimming pool, gymnasium, therapy rooms, a day centre, 45 extra care/assisted living apartments, 16 key worker units and 65 age-restricted homes for persons over the age of 55.
The community facilities will also be available to members of the public over the age of 45 and to disabled groups for a minimum of 28 hours per week throughout the year.
In addition to 28 of the extra care/assisted apartments and the 16 key worker units being affordable, the scheme will provide for improvements to the local library, nearby parks, indoor sporting facilities and a contribution to local public art.

Retirement communities are a relatively new concept in the UK and this development will make a significant difference to opportunities for independent living, choice and quality of life for older people within the St Albans area."
MAJOR HOUSING AND EMPLOYMENT DEVELOPMENT ON 30 ACRES BY HALLAM LAND MANAGEMENT IN BOWBURN, DURHAM

Hallam Land Management the strategic land subsidiary of Henry Boot plc, and the Commercial Estates Group, have received the planning green light from the Government following a four-day planning appeal for a joint owned 30 acre housing and employment development at the former Cape Asbestos Works, Durham Road, Bowburn near Durham.
The plans for the land, which has been derelict since 1993, will see extensive de-contamination works completed and ultimately 10 acres developed for employment uses and the remaining for around 250 new homes in a variety of property styles, including one third set aside for low-cost homes.
Bob Brown Managing Director for Hallam Land Management commented "As part of the new scheme there will be interesting landscaping features and tree planting, a children's play area with amenity open spaces, pedestrian and cycle routes, a percent for art provision and a wildlife haven".
Further more detailed plans will be submitted to Durham City Council in the latter part of 2008.
