Motorway Service Areas

Hallam Land Management successfully extended its trading operations to include identifying and bringing forward new Motorway Service Area opportunities in 1992 when the government deregulated the procedure and opened the market to private enterprise.

One of the first MSAs to progress under the new initiative was a 40-acre site on the southbound carriageway of the M6 at Stone, Staffordshire. Planning permission was obtained for the site in 1994, and it was subsequently sold to Esso in 1995. The newly named Stafford MSA was opened to the public in 1999.

A further MSA site success was achieved at M1 junction 23A, adjacent to the Nottingham East Midlands Airport. Planning permission was granted on appeal in 1997, and the 40-acre site was sold to Granada Hospitality in 1998. The new MSA, known as Donnington Park, started trading in 2001.

Shropshire’s first service area, Telford MSA at M54 junction 4, was opened in 2003. Working with our associate companies, Henry Boot Developments Limited and Henry Boot Construction (UK) Limited, we funded, developed and leased the service area to Welcome Break.

Our involvement with further future MSA schemes is on-going. For example, decisions by The Secretary of State relating to potential new MSA sites on the M4 in Berkshire, M40 in Buckinghamshire, and two on the A1(M) in Yorkshire, are expected in 2005.
