Hallam Land promotes a variety of residential schemes, ranging from circa 100 dwellings to over several thousand, including strategic urban extensions and New Communities. We may also consider smaller schemes depending on the particular circumstances and potential of each site.

We also promote a range of mixed-use, employment, and large-scale distribution schemes, which range in size from thirty acres to more than 100 acres.

What type of land deals do Hallam Land offer?

Typically, Hallam Land enters into Promotion and Option Agreements with landowners, though we also acquire freehold land, which may in some cases already be under contract to another party. We will also consider purchasing part of the freehold, or a beneficial interest in the land, which gives the landowner the option of an early capital release.

We’re flexible and adaptable, creating Hybrid deals where needed and we’re always prepared to consider any type of land opportunity.

How does Hallam Land promote sites?

Hallam Land promotes each site on its particular merits, constraints, and position within the planning process. From the outset we sit down with our landowners to establish the type of scheme that we both envisage and the best planning strategy to achieve success.

How is Hallam Land funded?

Hallam Land is not reliant on any third-party funding, and we fund all necessary planning promotion work from our own resources. The cost of land promotion can be significant and protracted, so we promote each site entirely at our own risk to successfully achieve planning permission. We then recover our costs once the development has been sold.

Does Hallam Land Build Houses?

No, Hallam Land acts as the land promoter. Once a satisfactory planning permission is achieved we work with our landowners to sell the land to a housebuilder/ developer by marketing the site on the open market, maximising the number of bids and ensuring it is a clear and transparent sales process for the landowner. This partnership approach allows both landowner and Hallam to fully assess each bid, and to make sure the site is sold at best value. Typically, we tend to sell to one of the UK’s leading housebuilders, and thus have confidence in the delivery of homes thereafter.

Every site is different, and on occasion we will construct and install infrastructure to then sell off parcels of land to other third-party developers, for both residential and commercial development. Where appropriate we will also build the schools, local centres, and other community infrastructure facilities.

Hallam Land was established in 1989 and we have been successfully promoting land for over 30 years. We are one of the oldest and most successful land promotion companies in the UK and part of the Henry Boot PLC.

The promotion of land is essential for making Local Planning Authorities aware of the potential of deliverable land to accommodate development to satisfy housing demand. Who designs the scheme and what input do I have as a landowner?

Once the legal agreement between landowner and Hallam Land has been completed, we instruct a team of consultants to begin the technical due diligence that shapes the constraints and develops the potential opportunities of each particular site. Each site is individually assessed, and we consult with our landowners throughout the process. The final design is a collaboration of inputs from our professional team, Hallam Land, and the landowner, as well as responses from the local planning authority, other public bodies and the local community.

How do you deal with sustainability on your sites?

Sustainability is at the heart of each and every scheme that Hallam Land designs and delivers. This is demonstrated through the use of sustainable modes of transport, sustainability within the design of buildings, or indeed the actual proportions of Green & Blue Infrastructure.

Key factors such as biodiversity, carbon reduction, energy generation, and sustainability, are important and influential considerations in every scheme we promote.

Do you provide Affordable Housing?

The proportion of Affordable Housing within each development is usually dictated by the relevant Local Planning Authority (LPA). Each LPA deals with Affordable Housing in their own way, and there is normally a required minimum threshold of Affordable plots, with the housing mix within that percentage allocated between Affordable Rent and Shared Ownership.

The provision of Affordable Housing on each scheme can also be dependent on the specific viability of the site, which can be determined by a number of multiple factors and circumstances.

While Hallam Land do not actually build the houses, the responsibility for providing Affordable Housing passes to the specific developer or housebuilder that purchases the site from us.
