Hallam Land works to maximise the development potential of your land through a careful and considered promotion strategy.
Whilst we tailor our approach to each individual site, the process usually involves the following eight steps:
Step 1 of 8
Getting involved
After discussions to establish our landowners individual requirements and aspirations, we agree suitable terms to promote their land. This can take a variety of forms including a promotion agreement, option agreement or freehold acquisition.

Legal contract
We then draft and sign a legal agreement with our landowners, tailored to meet their needs. We cover our landowner’s legal costs associated with entering into the agreement and reimburse reasonable professional fees.

Planning strategy and masterplanning
Once the agreement has been finalised, Hallam Land prepare a planning strategy and appoint a team of specialist consultants to undertake a range of planning and technical assessments.
This process includes the development of a comprehensive vision and masterplan for the site, that continues to evolve throughout the planning process, as we undertake further technical work and stakeholder engagement.

Planning promotion
We start promoting the site, based upon the agreed planning strategy. This typically involves promoting the site through the local plan, and engaging with stakeholders, politicians and council officers. As our promotion progresses, we also engage with relevant statutory consultees such as highways and education.

Public consultation
By consulting with residents, politicians and stakeholders we are able to understand their views and preferences, and wherever possible, tailor the development to meet their needs. The success of Hallam Land demonstrates that public and stakeholder engagement can increase the chances of successfully promoting a scheme.

Planning application
We lodge planning applications at the optimal time for achieving a positive outcome. As Hallam Land’s interests are aligned with landowners and our returns are directly linked to the successful sale of land, Hallam Land will negotiate the best possible S106 Agreement, ensuring any planning obligations are reasonable and that the site is viable and deliverable.

Infrastructure delivery
Hallam Land are well versed in the funding and construction of enabling infrastructure, including strategic highways and community facilities, where it is advantageous to do so. Examples include Cranbrook in Devon, Bridgwater in Somerset and Eastern Green in Coventry.

Marketing and sale
Once planning permission has been secured, we develop a marketing strategy and compile a comprehensive sales pack including robust infrastructure cost plans. Our approach focuses on optimising development value and ensuring an efficient sales process.
In the UK there is significant demand for housing, with demand exceeding supply. The Government’s stated objective is to substantially increase the supply of new homes, although this is balanced with significant environmental and technical constraints. We specialise in overcoming these constraints, delivering innovative solutions to bring forward land for development.
Alongside delivery of new homes, it is important to deliver new employment opportunities and spaces to support new communities, creating sustainable places and contributing to economic growth. Hallam Land has delivered new mixed-use communities at Bridgwater and Lubbesthorpe.
We pride ourselves on our record of delivering planning permission for new homes and employment schemes. The UK planning system is notoriously complex, and the cost and associated risks of bringing forward new development is substantial. Once a client enters into an agreement with us, the entire financial burden and risk of promotion is carried by Hallam Land. As a business we are not dependant on any external funding.
