Hallam Land completes sale of 140-home Thorpe Willoughby site to Vistry Group

A major new housing development in Thorpe Willoughby has moved a step closer after land promotion and planning business, Hallam Land, part of Henry Boot, completed the sale of the site to national housebuilder Vistry Group.

With planning permission for 140 new homes, including 28 affordable properties, the site will help to meet local housing demand while delivering a range of community benefits and infrastructure improvements.

As part of the development, approximately 2.1 hectares of public open space will be created, alongside children’s play facilities, a sustainable drainage basin, trim trails and circular walking routes. Improvements will also be made to local transport infrastructure, including new bus stops on Leeds Road and a new pavement connection to improve accessibility.

The development will deliver more than £1.17 million in Section 106 contributions, supporting local education provision, healthcare services, public rights of way enhancements, public transport improvements and sustainable travel initiatives.

Hallam Land has worked on bringing the site forward since entering into promotion agreements with two local landowners in February 2023. An outline planning application was submitted in May 2023, with planning permission subsequently secured in December 2025.
