Hallam Land agrees sale of Bedfordshire site to Miller Homes for 116-home development

Hallam Land, part of Henry Boot, has agreed the sale of a residential development site west of Potton, Bedfordshire, to Miller Homes South Midlands, paving the way for the delivery of 116 new homes.

Hallam Land entered into an agreement with the landowners in 2016 to promote the site and secured outline planning permission at appeal in September 2025, following the refusal of the scheme by Central Bedfordshire Council.

The development was granted outline planning permission for up to 125 new homes, including 30% affordable housing and 10% self and custom-build plots, alongside new bungalows to help meet local housing needs. More than 50% of the site will be retained as public open space and new green infrastructure.

The appeal was allowed after the Planning Inspector concluded that Central Bedfordshire Council could not demonstrate a five-year housing land supply and that the benefits of the development significantly outweighed any harm. Miller Homes has now submitted a Reserved Matters Application for 116 homes and is actively progressing the scheme, with construction expected to commence in early 2027.
