Hallam Land successfully secured removal of the site from the Green Belt through Coventry City Council’s Local Plan (which was adopted in 2017), and in 2020 secured a resolution to grant for outline planning permission for 2,400 new homes (of which 25% will be affordable housing), alongside 15ha of employment land, a new primary school, district and local centre uses and open space.

In partnership, with Coventry City Council, Hallam Land have delivered key road and servicing infrastructure to open up the site. The infrastructure works include a new grade separated junction on the A45 and a first phase of access roads which were completed in April 2024. In addition to these significant highway works, Hallam will be delivering a new Primary Substation and other key infrastructure to further assist in the release of new homes and employment floorspace for Coventry.

As a result of Hallam’s investment into the infrastructure for the site, by the end of 2024 we have already sold a total of 1,370 residential plots through 3 phases. In addition, Hallam Land has sold 52 acres of employment land to Royal London Asset Management Property with the national developer, Graftongate, delivering their scheme which will comprise industrial, logistics and research and development facilities.
