Infinity Garden Village, Derby

IGV is a 360 acre Garden Village project. It was one of the 14 new Garden Villages across England which received support from the Government in 2017. As a result of a successful promotion process, we currently have two planning applications pending determination.

Two early phases of the IGV have already been delivered and Hallam are working with the Local and County Authorities to deliver the remainder of the allocation. The remaining phases will deliver 1,850 new dwellings, a primary school, local centre, expansive public open space and supporting infrastructure, including a new junction on the A50. The second application relates to the employment use, linking the scheme to residential and promoting the concept of a ‘20 Minute Neighbourhood’.

The new junction off the A50 is strategically important to the delivery of the new housing at IGV and as such Hallam are working closely with all stakeholders, including multiple planning authorities and Highways England. This will secure £49.5m of Levelling Up funding from the Government. Hallam are also working with the developers of the adjacent land to commit £6m in private sector funding to support the infrastructure.

As part of the residential application, Hallam are also proposing a new link road to help deliver the Council’s vision of an Integrated Transport Link. This will open up the different development parcels over the ten year delivery period. Alongside new blue and green infrastructure, high quality placemaking is at its heart.
