Planning permission in Potton, Bedfordshire
Hallam Land is delighted to announce that planning permission has been successfully granted at appeal for a residential development of up to 125 new homes to the west of Potton, Central Bedfordshire.
The scheme includes 30% affordable housing, 10% self/custom build plots, and bungalows to meet local needs, alongside significant green infrastructure including new habitats and public open space.
The appeal was submitted in April 2025 following the initial refusal in January 2025. During the appeal process, Central Bedfordshire Council acknowledged it could not demonstrate a five-year housing land supply. The Planning Inspector concluded that the scheme’s landscape-led approach, generous open space, and careful design would minimise harm and prevent coalescence with nearby Deepdale. The Inspector found that the benefits of the proposal significantly outweighed any adverse impacts.
Hallam Land would like to extend sincere thanks to everyone involved in securing this positive outcome. The site is being marketed by Brown & Co LLP. For access to the data room, and to obtain details regarding the Expression of Interest and bid deadlines, please contact Simon Harvey.
